I would like to dedicate the second blog entry to the topic "renting".
Our real estate agency "Sun World Immobilien" not only deals exclusively with the sale of properties in Gran Canaria, but also with the rental of flats, bungalows, houses, fincas, villas and commercial premises such as bars, restaurants and office space.
What is the market for rental properties in Gran Canaria? Where and what do long-term tenants or those who stay over winter usually rent?
When answering these two questions, it is important to note that I am reporting from my personal experience and will not add any studies or statistics. As I wrote in the previous blog, I have been working as a German real estate agent on the island for 11 years now.
Approximately 75% of our clients come from German speaking countries or already live on the island permanently as residents. The other 25% come from the Scandinavian countries, England, Italy, France etc.
Hibernation:
About half of the rental requests relate to wintering,
i.e. rental periods between 4 - 7 months are in demand. The other half is interested in long-term or permanent rentals, which I will be happy to discuss in more detail later.
However, let's stay with wintering for the time being:
Also called short-term rental by many. Objects for the winter months are usually offered by Spanish landlords / owners, as they prefer to use their houses and flats in the summer months with their family members.
In order not to have any vacancies in winter, they like to make use of the great demand for flats. The most popular locations are Playa del Inglés and Maspalomas with the famous sand dunes but also San Agustín, Meloneras or the sunny country. The connections by bus and taxi between the districts of the beaches as well as the shopping centres CITA, Yumbocenter, Kashba and the boulevard at Playa Meloneras work perfectly and are inexpensive.
All available rental properties are listed on our website. If you have decided on a flat after viewing, we will be happy to prepare the rental contract with a German translation. The rent deposit is usually one month's rent, as is the agent's fee (plus 7% VAT). After you have given us your arrival/flight details in good time, we will organise the arrival and hand over the keys. Of course, we remain your contact person at all times and are always happy to answer your questions and requests. Long-term rental / Permanent rental:
Under these two terms we understand a rental period of at least 6 months, thus also for several years. This possibility is used by people who live permanently on the island, work here or commute between countries. Also pensioners who decide against buying a property because of their age, like to rent permanently and leave their personal belongings in the rental property until they return next winter or even in between.
In addition to the regions already mentioned above, residential locations such as San Fernando, El Tablero, the fishing village Castillo del Romeral, Salobre on the golf course or Vecindario are also popular for permanent rentals. Concerning the rental prices, it should be said in principle: a) they have risen in recent years and b) the shorter the rental period, the higher the monthly rent.
Long-term rental contracts are usually for 5 years, whereby the tenant can terminate the lease after 6 months with only 4 weeks' notice. Water and electricity are sometimes included in the rent or are charged separately. A long term rental contract would also be necessary to register the main residence (Residencia with NIE number) in Gran Canaria. I will write a special blog entry on this topic.
What does the tenant need to sign a long term rental contract?
Of course, a valid identification document such as an identity card or passport is very important. If you have the Spanish NIE number, please also have this. In the case of residential leases, various landlords ask for proof of salary or, in the case of the self-employed, proof of creditworthiness.
Ordinary rental properties at a decent price/performance ratio are in great demand. Therefore we recommend that you inquire in good time. Binding reservations for long-term rental objects are possible approx. 6-8 weeks before the rental period.
For overwintering objects also several months or even 1 year in advance.
We advise our customers to inspect the respective rental property at their leisure before renting and to inform themselves in detail about the location and the conditions. If an inspection is not possible, it is also possible to rent on the basis of photos. Furthermore, a video telephone call is conceivable, on this occasion the respective object can be viewed in real time.
